At Backyard Grannys we have been building high quality granny flats for over 10 years. In that time we’ve listened to over 1,500 customers about their wants and needs for a granny flat and suited our projects to perfectly fit their lifestyle, budget and site requirements. Over this time we have refined our most common design solutions into what we call our Architectural Granny Flat Design range. Each of these granny flat designs is the result of years of problems solving, intentional design, and refinement that culminates in the most functional and beautiful buildings that work within the constraints of a granny flat.
Our designs focus on the layout of the floor plan first. You will notice each design represents a unique floor plan that cleverly optimises the flow of foot traffic while considering the combination of spaces to create the perfect living environment in a given set of constraints. We have designs optimised for long narrow blocks, short wide blocks, triangular and irregular shaped blocks and everything in-between.
These designs make the most of each block by carefully considering whether the broad or narrow side of the granny flat works best as the entry point, creating a natural flow through the living, dining and sleeping areas. By applying these principles, we’ve developed granny flat designs that feel open, spacious and comfortable – all within the standard 60m² footprint of a complying New South Wales granny flat. Best of all, many of our designs qualify for a no council approval process, helping you save time and enjoy your new granny flat sooner.
We also consider the typical use cases of our granny flats with smart one bedroom designs commonly used as guest accommodation, studio spaces and the historical use of housing for elderly relatives. We also offer two bedroom designs commonly used for extra bedrooms, family or rental spaces. Additionally, for big families and student accommodation settings we offer 3 bedroom designs along with 2 storey designs for the ultimate space addition.
These floor plans are paired with quality finishes, construction elements and façade options to create the finished designs you see here. Our designs are created with these selections in mind, either pairing with a specific set of façade options or recommended additions such as porches, entryways, or rooflines.
These designs are available in a range of customisable colours and finishes with a number of upgrade options available to create the perfect granny flat design for your needs. If you can't find the perfect design here, ask us about our design team and custom granny flat process to build your dream granny flat.

Start with how you plan to use your granny flat, then consider the designs that will work best on your property.
Think about who will use the space, how many bedrooms and bathrooms you need, and whether features such as extra storage, a separate laundry or outdoor living are important. Your block size and shape, access, slope and the position of your existing home will also influence which layouts are most suitable.
You are not limited to a standard floor plan. You can choose from our range of 1, 2 and 3-bedroom designs, modify an existing design, or work with our in-house design team to create a layout suited to your needs and your block.
A free site assessment is the best place to start. We can assess your property and help narrow down the designs that are likely to work. You can also explore our range by downloading our Designs & Floorplans Brochure.
60m² of internal floor area under NSW complying development, regardless of the number of bedrooms.
If your project goes through a Development Application (DA), a larger granny flat may be possible depending on the planning controls that apply to your property and local council area.
That means a one, two or three-bedroom granny flat can often fit within the same 60m² complying development limit, with the difference being how the internal space is planned.
A free site assessment can help determine what size granny flat is possible on your property and whether complying development or a DA is the most suitable approval pathway.
Yes. Every Backyard Grannys design is customisable, and many projects involve some level of modification.
Layouts can be adjusted to suit your block, access, privacy and orientation, while rooms can be resized or repurposed to better suit how you plan to use the space. You can also personalise finishes, fixtures and selections to suit your style and budget.
A good place to start is our Designs & Floorplans Brochure, where you can explore our 1, 2 and 3-bedroom designs, compare layouts and see which options may suit your property.
From there, our in-house design team can help you refine or customise your preferred design to suit your block and needs.

Backyard Grannys offers 1, 2 and 3-bedroom granny flat designs, including single-storey, two-storey and garage configurations.
Our standard range includes compact layouts through to 60m² designs, with options suited to different block shapes, access requirements and space needs. In some cases, a larger design may be possible through a Development Application (DA), depending on the planning controls that apply to your property.
All designs can be customised, and our in-house design team can modify an existing plan to better suit your block and how you want to use the space.
Download our Designs & Floorplans Brochure to compare layouts, dimensions and façade options side by side.
For NSW complying development, the minimum 450m² block size is the same whether your granny flat has one, two or three bedrooms.
Bedroom count affects how the available floor area is planned rather than the minimum lot size. A 60m² granny flat can accommodate different bedroom configurations, provided the design also meets requirements such as setbacks, site coverage, access and landscaped area.
If your property is smaller than 450m² or does not meet the complying development standards, a granny flat may still be possible through a Development Application (DA), depending on the planning controls that apply to your property.
