Granny flat designs with garage frequently asked questions
We’ve built over 1000 granny flats for our friends and neighbours. In that time we’ve learnt the most common concerns and difficulties and have provided this quick help guide below. If there’s anything not answered here please contact us and we will happily answer any other questions or concerns.
How long will it take to build my granny flat?
Once you’ve selected your design and inclusions, approvals are complete, and your contract has been signed our team will then issue a start date. From the start date, the construction of the granny flat will be completed in approximately 12–16 weeks.
Can I add a garage to my granny flat?
The short answer is yes! The longer answer is yes, provided you have enough space to accommodate one. There are regulations that need be followed when building a second dwelling on a property, so if adding a garage to your design aligns with those regulations then we can add the garage onto the flat design.
Do I need planning permission to add or extend my driveway to my granny flat garage
You may need planning permission if the driveway doesn’t meet the criteria for exempt development. As an example, one of the requirements is that all driveway and hardstand space can take up to 15% of the total area of all paving (up to a maximum of 150 square meters). For a full list of development standards that driveways and hardstand spaces must meet to be exempt development, please refer to these provisions in the State Policy.
How much does it cost to build a granny flat in Australia?
On average, a complete two-bed granny flat tends to cost between $145,000 and $155,000. This price should include site costs, designs, approvals, build price and standard inclusions, and full turnkey ready-to move-in.
Does adding a garage to a granny flat add value?
The short answer is yes! Adding a garage can add more value to the granny flat itself and your property overall. Not only does it provide more autonomy for the occupants, but it may improve your rental return if you are using it as an income opportunity as well. However, as with any development or property, whether or not it adds value to a property depends on a variety of factors, including size, design, construction quality, location and market demand.
