Building a granny flat on the Central Coast
There are some unique challenges and opportunities when building a granny flat on the Central Coast. We often encounter sloping and uneven sites that require complex site or design modifications, requiring specialist experience and knowledge of the granny flat construction process.
We also find that Central Coast properties are more frequently in a high flood or high fire rating zone. This can increase the reporting and costs or even make projects non-viable so be sure to find out the relevant zonings for your Central Coast Granny Flat.
Our in-house design team can help and take care of the entire approvals process for you, from initial concept to design to engineering and council approvals. We can modify any of our designs to fit your existing house and unique site requirements, while still accommodating your design needs.
We're an award-winning Central Coast granny flat builder.
Popular Central Coast granny flat designs
After years of building granny flats, we know what our clients want for their backyards. One of the popular trends we have seen in recent years is the addition of a skillion roof line, providing extra height on the inside – it’s a great choice to make a granny flat feel more open. When combined with large or highlight windows and raked ceilings, a skillion roof becomes the ultimate design statement!
Given the unique challenges of the properties on the Central Coast, we often build custom-designed granny flats for our clients. Check out our gallery of floorplans and be sure to ask us about our custom design process.

How much does a granny flat cost on the Central Coast?
Granny flat builds usually cost between $120,000 to $160,000, however, there are some factors that can impact the cost. The size, location, and condition of the block of land you’re building on and the specific requirements of the Central Coast Council and other local councils can impact the budget you will need. The design and selection choices a client makes can also significantly alter the products, finishes, the engineering and compliance of the design, and, ultimately the budget.
Backyard Grannys are one of the Central Coast’s leading granny flat builders and offer transparent advice on costs and prices. No matter your requirements, Backyard Grannys will work with you to create the ideal granny flat for your budget. For a complete and detailed breakdown, check out our ultimate guide to granny flat costs.
Can I build a granny flat without council approval?
Due to an update to the NSW Affordable Housing State Environment Planning Policy, all complying residential homeowners can build a granny flat on their property without the traditional council approval process – i.e. no council approval needed – if they meet certain site and design requirements. This includes granny flats across Central Coast Council, Lake Macquarie City Council, and other local government areas.
For more information on if you need a development application, check out how to build a granny flat with no council approval.
How long does it take to build a granny flat on the Central Coast?
A Central Coast granny flat will usually take between 12 to 15 weeks to build after design and approvals are completed. The design and selection process can take up to a few months to complete, depending on the level of customization required, plus any council requirements and approvals can add a number of weeks to the timeline. In saying that, Backyard Grannys range of designs are fully compliant and we can often skip the long council approvals process.
Backyard Grannys are one of the Central Coast’s leading granny flat builders. As a local company, we support local too, using local trades and suppliers, which has also allowed us to avoid a number of delays being felt across the construction industry. We offer transparent advice on timeframes and we work hard to meet the expectations of our clients.

How big can I build a granny flat on the Central Coast?
In NSW, granny flat restrictions stipulate that a build must have a maximum area of 60m² not including any verandahs, decks, patios, porches, or garages. The total maximum floor area you can build for a granny flat will be determined by other local council restrictions. On the Central Coast, we have been able to build 3-bedroom and even two-storey granny flats that fit within specific council guidelines.

What is the difference between a regular builder and a granny flat builder?
Backyard Grannys are the Central Coast’s first granny flat specialist builders. Unlike other building companies – many of which offer granny flats as an additional product alongside their more traditional buildings – Backyard Grannys has always solely focused on building exceptional quality granny flats and always will. Each Central Coast project we have built has been a customised granny flat built on-site. Our clients benefit from the wealth of knowledge that comes from over a decade of specialist experience. We take you through the entire build process.
What is included in our granny flats?
Backyard Grannys offer the most complete range of features and inclusions. All of our granny flats are built to a full turn-key completion meaning we build our granny flats to be move-in ready which makes it easier for someone to put their loved ones in the house quicker or get their rental to market quicker and start making a return.
This is why we have a huge and flexible range of included features and services that are offered as standard – that’s right, no extra cost. We have separated them into the pre-construction stage (Design & Complying Development Certificate), and the construction stage. To learn more read our complete list of general inclusions.
Can I build a custom granny flat?
Backyard Grannys offer a full custom design service, as well as our fantastic range of standard designs that work great for a variety of sites. Should I buy a granny flat kit or prefab granny flat?
While there are prefabricated granny flats or kit-home style granny flats available online, the installation of these will often be very difficult and expensive to handle without professional assistance. These prefab builds often require heavy site modification and never include the supply and connection of required services. To ensure the quality of construction and the longevity of the building, all our granny flats are built to the highest quality standard, entirely on-site and using the traditional construction method with site works and service connections included.
