With extra accessibility features available, have a look at what can be achieved with a granny flat.
A stone’s throw outside the historic town of Maitland, and about forty minutes outside of the CBD of Newcastle, is Rutherford. Providing a conduit to the mining regions, wine regions and the historic regional towns of the Hunter Valley, the area has been experiencing a booming market.
Wanting to maximise her investment property’s street side frontage, owner Joanne thought about adding a granny flat to her property. With a new recently constructed driveaway at the site, Joanne was after a clever design that took full advantage of having two car spaces accessible by the new driveway.
Once Joanne knew what she had in mind, all she needed was a team that could grow the idea into a reality. Having completed several other projects in Rutherford and its surrounding suburbs, Backyard Grannys could deliver on her vision in only 18 weeks!
Fitting the perfect granny flat with compliance requirements
Seeking to make the most from the property’s street frontage, Joanne went with a modified 2-bedroom Elanora floor plan. From the street, the design intelligently incorporates Joanne’s new double car driveway and offers a single concrete carport spot with a roof over the top. Joanne’s tenants will also enjoy the addition of a patio, where they can sit and relax outside on those cooler summer afternoons.
Stepping through the Pearl White Hume Range Newington frosted front door, the open living plan kitchen, dining and living areas come to life with vibrant contrasts between the white painted walls and ceilings and and the basket weave coloured vinyl plank flooring. The space is perfectly set up to be radiant on summer days and cosy on after dark or whenever a rainy day comes around.
The kitchen continues the contrasting scheme by harmonising the splashback tiles in United Grey Gloss with the quality built-in Artusi appliances against the white also. With plenty of bench space and outlets for any extra appliances the quaint kitchen and open dining area can still pack some punch when entertaining for guests.
While Joanne selected the design for its external space functionality, the bedrooms are a comfy space with fully-mirrored built-in wardrobes and the cushy feel of the berber grid carpet. With the bathroom/laundry dividing the two bedrooms, the functionality of the design is not lost inside. And with a steady supply of hot water via a Midea 170L electric heat pump, Joanne won’t have to worry about hot water issues from her tenants either!
