Our team has recently built another two-storey granny flat in the centrally-located Newcastle suburb of Broadmeadow. This time it is a NEW two-storey granny flat design, The Glenora.

Our clients reside in the established house at the front of the property and decided to invest in their future by utilising the space within the backyard to build this architecturally designed two-storey granny flat which faces a laneway at the back of their property.

The interior features modern neutral tones enhanced with downlights and well-appointed appliances and fixtures. There are also some nice simple touches throughout that further add to the appeal including the installation of subway tiles to the kitchen splash backs a modern sink, gooseneck mixer tap and Hume Hayman panel groove doors.

Two identically-sized bedrooms, both with built-in robes, are separated by the combined bathroom/laundry. It is little details like creating a buffer between the bedrooms that demonstrates Backyard Grannys understanding of the needs of tenants in small homes to have their own separate private space.

The u-shaped kitchen delivers plenty of bench space and the inclusion of overhead cupboards maximises storage. From the kitchen, the dining and loungerooms combine to create a seamless flow through to the front triple stacker glass door which opens onto the merbau-stained treated pine deck.

The home was externally finished in Hardie plank cladding and the stairs to the downstairs were fitted with aluminum handrails.

The added value in constructing a two storey granny flat is in the amount of space that comes with having a lower level. There is plenty of room for two cars, or just the one with ample storage.

The dwelling was built within close proximity to the neighbouring home meaning we were required by law to install a non-combustible staircase. The resulting steel staircase was not only a practical solution to ensure the granny flat complied with regulations, but it provided another beautiful addition to the façade of this gorgeous Newcastle granny flat

This property was successfully rented out for $410 per week, making it a positive return on investment at 11%!
