Maitland granny flat built for local investor

Backyard Grannys recently finished another Maitland granny flat. The Orana granny flat design has been built for a locally based investor looking to capitalise on the vacant space he had on his Maitland property.

This Orana two-bedroom granny flat design is noticeably longer than many of our other standard designs. For example, where The Allambie and The Bardo are more square in shape, this granny flat is rectangular. The aim of this design was to maximise the street frontage.

Also, our standard designs feature James Hardy HardiePlank external cladding while this home was a brick veneer facade. The carport is also a unique add-on that we don’t often attach to our granny flats.

Internally, the 60m² flat features two bedrooms, one bathroom and a separate laundry. The front door opens into an open-plan living space, which ties together the cosy kitchen and combined open plan lounge and dining rooms. Natural light floods in from windows on both sides of this zone creating a real sense of openness and connection with the outdoors.

Both bedrooms feature grey carpet, reminiscent of the home’s bold Colorbond roof. A street-facing window opens the room up to the outside and the combination of blinds and a combined light and ceiling fan allows for well-lit privacy. The mirrored built-in wardrobes provide ample storage, whilst giving the illusion of a larger space.

Some minor plumbing work was needed before construction could begin, but other than that, the build went ahead quickly and smoothly. Even with this build being so different from the jobs we are used to, the architecturally designed granny flat still took only 13 weeks to complete.
