Local property investor sees the benefits of Newcastle granny flats
Rod Sewell’s ‘day job’ is a Mining Supervisor, but for the last two years he has also been working on his personally formulated and dynamic property investment strategy. Part of this strategy was the construction of a Newcastle granny flat on the site of his Charlestown investment property.
Rod chose a slight variation of the Backyard Grannys Ivy design, placed on a bearers and joist floor system.
“This floorplan and the selected upgrades were put together to compete with the current modern 2-bedroom apartment market,” Rod said. “In my opinion, granny flats are a better option. They provide a low maintenance modern apartment style life to the occupants with the luxury of space, privacy and a safe controlled outdoor environment for children and pets.”
“With these benefits for the tenant and close to 15% yield achievable for the investor, it’s a no brainer!”
The granny flat was finished with a mix of contemporary designer external elements, combining vertical cladding with colorbond highlight panels, both in modern colours.
A merbau hardwood deck has also been added to the design, which serves as a very functional extension of the living space – while also being a very attractive design feature.
Internally, the granny flat has many high quality finishes including beautiful bamboo floors and roller blinds, however the highlight of the project is the designer kitchen. It has a sleek feature splashback window, quantum quartz stone benchtops and a breakfast bar.
