Lake Macquarie granny flat ticks all the boxes

Backyard Grannys recently completed a granny flat build in the Lake Macquarie suburb of Warners Bay.

Our clients came to us with a custom granny flat concept and their vision to create a small but spacious designer granny flat in Warners Bay that was to become a new home for their parents.

The block was challenging, to say the least! With a number of site constraints including a steep, sloped block, a long driveway, and a high bush fire zone (rating). We overcame all of those hurdles and the Backyard Grannys team, along with our clients, are thrilled with the result.

The custom design granny flat features the essentials – two bedrooms, a quality bathroom, separate internal laundry, large kitchen and an ample living area. A large backyard deck was included with the intention of creating a comfortable outdoor living space.

The roomy outside deck posed some compliance issues that required careful consideration. This build needed to comply with the Bal 40 bushfire requirements, meaning no timber materials could be used and heavy glazed windows had to be installed.

For the structural elements, including the bearers, joists and posts, we used the Spantec steel floor system and the decking was constructed using Hardie Deck. Hardie Deck is a compressed fibre cement product which is non-combustible, meaning it meets bushfire compliance regulations in the bushfire zone where the property is located.

To provide easy access from the concrete driveway, a landing bridge was constructed leading to the front door of the granny flat.

Internal features were also carefully considered. Storage was a must, so the two bedrooms feature sizable built-in wardrobes, as well as a linen cupboard just inside the main entrance to the granny flat. The separate bathroom and laundry come off a hallway leading from the bedrooms to the open plan living area, which joins the kitchen and loungeroom in one holistic, unrestricted space.
