Custom-designed Hunter Valley granny flat hits the mark
The Hunter Valley village town of Paxton is home to a recently completed custom-designed granny flat that is attracting an unprecedented response on Backyard Granny’s social media channels!
Amongst the huge number of ‘likes’ and ‘shares’ are statements like “Wow!”, “Looks Great!” and “Now, that’s what I call a granny flat!” Add to that the feedback from the ecstatic owners, this is definitely a build that has hit the mark.
Owning a large acreage featuring 360-degree views over-looking the Hunter Valley, our client has chosen to make the most of the natural beauty of their property with the clever use of windows and large sliding doors to capture the views from almost every corner of the small home. In designing this Hunter Valley granny flat, as it was built in the Cessnock council area, its floor area was permitted to be 50 per cent of the main dwelling, not restricted to the standard 60sqm.
We made the most of the additional floorage by creating two bedrooms spacious enough to comfortably fit a king size bed and built-in mirror wardrobes, and both leading to their own ensuite.
The air-conditioned open-plan living and dining area leads to a large south-facing patio perfect for entertaining or spending a laid-back afternoon admiring the valley views.
Back inside, the kitchen has been positioned in an ‘L’ shape along two walls to provide for ample bench-space and a full-size oven and cook-top. The kitchen space was also large enough to fit an under-bench washing machine.
Taking care of the necessities, with no mains water available the installation of a 30 kilolitre water tank and house pump was required along with the connection to the property’s existing septic system. An evacuated tube solar hot water system was also installed.
Externally, the granny flat is sleek and modern with a large central gabled roof, unobtrusive pylons and Easylap™ cladding providing the finishing touches, along with the turfing, landscaping and gravel-pathways completed by the client.
