Wollombi Road in Cessnock, in the beautiful Hunter Valley, has a new edition in the shape of an architecturally designed small home. The customised design by Backyard Grannys is an 80 square metre, 3-bedroom home cleverly designed to maximise liveable space

Larger than a granny flat, small homes offer all the features and functions of a regular-sized home, but with reduced energy consumption, lower energy use and lower levels of maintenance, all at a considerably lower price tag.

Our Newcastle-based client contacted us looking to expand his property portfolio. Having purchased the substantially-sized block on Wollombi Road, he elected to subdivide the land and use one half of it for a new investment property.

The subdivision required a new water service and meter and once those minor works were completed, the construction team got to work. Construction was completed within just 13 weeks, considerably less time than the four months to one year the average Australian home takes to build.

The new home effectively uses its floor plan to achieve maximum space in the co

mbined living/dining area with the installation of a galley kitchen flush against one wall. This space leads to a treated pine deck covered by a skillion roof, providing an ideal space for entertaining.

Three spacious bedrooms, each large enough to accommodate a queen-sized bed, are fitted out with in-built wardrobes. The bathroom features a full-size shower, toilet and vanity, in addition to a small washing machine and laundry sink.

Rounding out the build is a carport also fitted with a skillion roof, giving the home a contemporary double skillion roof. Keeping with the modern aesthetic the home is finished in neutral tones and natural stone benchtops.

The Wollombi Road small home is the ideal demonstration of how easy and straightforward it is to convert a large, under-utilised block into an income-generating investment.
