Astute property investor builds Merewether granny flat

Over the past 7 years, our team at Backyard Grannys have built granny flats all over the Newcastle and Central Coast regions. In that time we have built in excess of 500 granny flats, however a recent build in Merewether marks the first for us in the Iconic beachside suburb.

Our client was a property investor, like many of the people we work with. He had a very clear brief, which was to increase the rental yield of his property, and to ensure the granny flat added capital value to his property as a long term investment.

Our client chose the Allina granny flat design, a model recently added to our collection.  The Allina is a 60m2 two-bedroom granny flat. A modern skillion roof design was chosen on the exterior and it was nicely finished with a neutral colour scheme that complimented the existing house (primary dwelling). A deck was also added to provide outdoor living space for the tenants allowing them to take advantage of the suburban views, given the property is located in an elevated location.

The decision to add a deck or patio is a very common selection for most people who build a granny flat as it adds aesthetic appeal to the home while also adding functionality. Investors generally see this as something which enables them to obtain a higher rental return, which was also the deciding factor for our client.

Internally, the granny flat has an open plan living and dining area, which adjoins a beautiful and functional kitchen. The kitchen is substantial including a breakfast bar, stainless steel oven and ceramic cooktop, with plenty of storage space. It is highly functional and with lots of natural light filling the room, the kitchen is a pleasant place to be! A linen closet has also been included for extra storage and a small laundry area fits snugly into the bathroom. This is in addition to the two built-in wardrobes in the bedrooms.

The original site also sloped and came with height restrictions – nothing a cut and fill by our experienced team can’t fix! Restricted space within the lot meant there wasn’t much space for deliveries, so we needed to be on hand when bulk products were dropped off. Even with these constraints, we completed the build of this granny flat design three weeks ahead of schedule; just 10 weeks from start to finish!
