Sydney granny flat results in a positively geared property

In Case Study, Granny Flat Investment, Sydney Case Study

If you’re a property investor wanting a stream of cash flow, a positively geared property is the solution you’re looking for – and a Sydney granny flat can help you with this result.

A recent Backyard Grannys client decided to build a granny flat on his investment property in the Western Sydney suburb of Shalvey (located in the local government area of the City of Blacktown). Granny flats in the Blacktown city area have proven to be very popular among property investors in the past five years. For this client, like many, he saw an opportunity to utilise an unused large backyard at his investment property to produce a second income on his property.

He chose one of Backyard Grannys standard granny flat designs, and added some personal touches to suit his requirements. The granny flat comprises two bedrooms, open plan kitchen/living/dining and the combined bathroom and laundry.

To maintain privacy for both residents, a new colorbond fence was installed to completely separate the granny flat from the existing dwelling.

The result is that the property is now positively geared, with minimal management efforts, because his two rental incomes are generated from the one location!
